Saudi Arabia private capital 2026: PIF, family offices and their dealbook
UK-GCC Private Capital Research · Research covering 1 January to 29 October 2026
A UK-GCC Private Capital research briefing — PIF and the sovereign stack, AI investors, family offices and their publicly announced investments, January to October 2026
Saudi Arabia's Public Investment Fund sits at the centre of the Kingdom's investment strategy, with family offices and venture managers forming a fast-growing second layer (Reuters; Saudi M&A). This briefing profiles the Kingdom's sovereign investors, AI vehicles, family offices and family-linked conglomerates: their size, sectors, regions, ticket sizes, and publicly announced investments identified through 29 October 2026.
Note on scope: private transactions are not always disclosed, so this is a review of publicly announced investments identified through 29 October 2026, not a claim of exhaustiveness.
The Big Picture
- PIF deployed US$14.0 billion over the first nine months of 2026 — second by reported investment value among the MENA sovereign funds covered by Enterprise, behind only Abu Dhabi's Mubadala (Enterprise). In 2025 it was the single largest dealmaker, committing US$36.2bn — a figure dominated by its US$55bn Electronic Arts takeover (Gulf News).
- PIF is valued at US$925 billion (Reuters); end-2025 its portfolio stood at roughly US$906bn (SAR 3.4 trillion), with 76% domestic, 20% international and 4% treasury (Dakota).
- In April 2026 PIF's board approved a new 2026–2030 strategy that tilts deployment further homeward: 80% domestic and 20% international (down from a high of 30%), across six priority ecosystems — tourism and entertainment; urban development; advanced manufacturing and innovation; industrials and logistics; clean energy, water and renewables; and NEOM. Crown Prince Mohammed bin Salman chairs the board; Governor Yasir Al-Rumayyan confirmed The Line megaproject is no longer a 2030 priority (Reuters).

PIF — the 2026 dealbook (completed investments)
| Date | Deal | Value | Details |
|---|---|---|---|
| Aug 2026 | Electronic Arts acquisition completed | US$55bn take-private per Global SWF; US$210/share in cash | Announced 29 September 2025; completed 4 August 2026 by a consortium of PIF, Silver Lake and Affinity Partners; PIF's individual contribution is not stated (EA; LA Times; Global SWF) |
| Aug 2026 | Anchored Brookfield Middle East Partners | Fund-level: ~US$2bn first close; PIF's individual commitment not publicly disclosed | PIF anchored Brookfield's Middle East private equity fund (MEED) |
Financing and strategic developments (not cash deployments)
- US$24.5bn in financing frameworks: PIF signed financing deals with US EXIM and two World Bank Group arms (reported July 2026), including US$9.5bn of investment agreements with IFC and MIGA to explore co-financing (Tasc Outsourcing; The Startup Scene).
- I Squared Capital MoU (July 2026): I Squared to explore deploying up to US$1bn each in digital infrastructure and district cooling across PIF-owned assets — a potential deployment, not a completed investment (Gulf Construction).
- 2026–2030 strategy approved (April 2026): 80% domestic / 20% international across six ecosystems (Reuters).
- Reported plan to lift European investments to US$170bn (October 2026), while exiting Swiss financial-market exposure (AK&M).
- LIV Golf recalibration: PIF confirmed it will fund LIV Golf only for the remainder of the 2026 season (The Esk).
Context: PIF's US$1 trillion US investment pledge (announced in 2025) is viewed as a commitment across the Saudi economy, not just PIF (Reuters).
Alat — PIF's advanced-manufacturing arm
Alat, the investment arm of PIF, bought 15% of Germany's TK Elevator and will establish a Saudi-headquartered joint venture valued at €160 million to manufacture elevators and escalators for construction projects (reported October 2026; acquisition terms not disclosed) (AK&M).
Key Saudi AI Investors and Funds
AI is the pivot of the Kingdom's economic diversification, anchored by HUMAIN, the PIF company delivering full-stack AI capabilities:
- HUMAIN + AMD (September 2026): an investment of up to US$10 billion over five years to deploy 500MW of AMD-based AI computing capacity spanning Saudi Arabia and the United States, with HUMAIN overseeing hyperscale data centers, sustainable power systems and global fibre interconnects; AMD, HUMAIN and Cisco separately announced plans for up to 1GW of AI infrastructure in Saudi Arabia by 2030 (GDN Online).
- HUMAIN + Microsoft (August 2026): long-term strategic collaboration bringing HUMAIN's ALLAM Arabic-language models into Microsoft Foundry and Microsoft 365 Copilot, with Microsoft Forward Deployed Engineers supporting enterprise AI adoption across Saudi Arabia and the wider region (Microsoft).
- HUMAIN + Accenture (May 2026): partnership to accelerate AI adoption across public and private sectors (Accenture).
- HUMAIN + MinIO (August 2026): strategic partnership to build AI data fabric, announced at LEAP 2026 (PR Newswire).
- HUMAIN + KORA (October 2026): engineering collaboration to co-develop HUMAIN OS (PR Newswire). Sanabil Investments (PIF's VC arm): backed FlyAkeed's US$25m round (September 2026), invested in GCC AI startup 1001 AI (June 2026), backed fashion platform Aya (April 2026), participated in Unifonic's round (April 2026), and partnered Redesign Health to accelerate healthcare innovation (October 2026) (The Venture Codex; Sanabil; BioSpectrum Asia).
- STV: Riyadh-based STV, one of the Middle East's largest independent VC firms, is raising its Emerging Tech & AI Fund with strategic commitments from SAB Invest (May 2026) and global alternative investment manager Arcapita (September 2026) (STV; Wamda).
Family Offices: The Quiet Power Layer
Saudi Arabia's family offices are a distinctive and substantial part of the capital landscape: multi-generational groups such as Kingdom Holding, Olayan, SEDCO, MASIC and Zad investing across real estate, private equity, tech and healthcare (ArniFi). In 2026, more Saudi families are acting like buyers — building professional investment offices and sharpening global theses (Saudi M&A).

2026 dealbook (announced)
| Vehicle | Date | Deal | Value | Sector and geography |
|---|---|---|---|---|
| Kingdom Holding | Sept 2026 (reported) | Majority stake purchase in Al Hilal Club | n.d. | Sports; Saudi (MarketScreener) |
| JIMCO | Feb 2026 | Participated in Ever's US$31m Series A (led by Eclipse Capital; other investors incl. Lifeline Ventures, Ibex Investors) | US$31m round; JIMCO's ticket undisclosed | AI-native EV auto retail; San Francisco, US (JIMCO) |
Related 2026 announcements that are not family-office equity cheques: Sanabil Investments (a PIF subsidiary, profiled above) led FlyAkeed's US$25m round in September 2026 (The Venture Codex), and Almar Water Solutions, part of the Abdul Latif Jameel group, won a US$940m Aramco water-expansion project in August 2026 — a project award rather than an investor's equity commitment (ALJ).
Context on Kingdom Holding: its H1 2026 shareholder equity grew 17% YTD to SAR 68.2bn, its SpaceX stake gained 62% YTD to SAR 27.2bn after SpaceX's Nasdaq debut, and net asset value rose 15% YTD to SAR 89.5bn (US$24bn) — portfolio performance, not new investments (Saudi Exchange). KHC's key investments also include a SAR 2bn joint venture with Red Sea Global to develop the Four Seasons Resort at Shura Island (signing date not stated on KHC's site) (Kingdom Holding).
What the 2026 Dealbook Tells Us
Sectors. The announcements reviewed cover AI infrastructure via HUMAIN's AMD, Microsoft and Cisco partnerships (GDN Online; Microsoft); infrastructure-linked projects (water, district cooling, digital infrastructure) (Gulf Construction; ALJ); gaming and sport (EA completion, Al Hilal, LIV recalibration) (EA; MarketScreener; The Esk); and venture capital in SaaS, proptech, healthtech and AI-native startups (Sanabil).
Real estate investments and proptech. Under the PIF–I Squared MoU, I Squared would explore deploying up to US$2bn in digital infrastructure and district cooling across PIF-owned assets (Gulf Construction); Kingdom Holding's SAR 2bn Red Sea Global Four Seasons JV (date not stated) extends its hospitality real estate portfolio (Kingdom Holding); and family offices such as Alajlan make proptech a priority sector for early-stage cheques (GulfPitch).
Energy transition. Clean energy, water and renewables infrastructure is one of PIF's six strategy ecosystems (Reuters). Separately, the I Squared MoU explores district-cooling investment, while Almar announced a water-expansion project; these announcements do not establish that the quoted amounts were deployed as investor equity (Gulf Construction; ALJ). Wealth and asset management. Beyond PIF, Saudi institutional investors include Hassana (US$300bn+ for GOSI), Wisayah (Aramco pension assets) and SNB Capital (US$75.5bn) — increasingly allocating to private markets and venture (Dakota). STV's AI fund has secured commitments from SAB Invest and Arcapita, and PIF anchored Brookfield's Middle East fund (MEED; STV).
Investops. The quiet 2026 story is professionalisation: Saudi family offices are building professional investment operations — dedicated teams, formal theses, machine-learning deal screening at Alajlan — shifting from relationship-based to process-driven capital (Saudi M&A; GulfPitch).
Regions. 80% domestic by strategy (Reuters); internationally, the US (EA, AMD-HUMAIN, EXIM framework), Europe (reported US$170bn target) and intra-GCC (AK&M).
Ticket sizes. Disclosed 2026 activity spans venture rounds of ~US$25m (Sanabil-led FlyAkeed) and US$31m (JIMCO's participation in Ever) up to the US$55bn EA take-private (a consortium deal in which PIF's individual contribution is not stated); most external-manager and co- investment contributions are undisclosed (The Venture Codex; JIMCO; EA).
Beyond SWFs and Family Offices
Saudi Venture Capital (SVC), Jada Fund of Funds and Wa'ed back the early-stage ecosystem; STV and Raed Ventures anchor growth rounds. Saudi family offices have also become quietly material LPs in international funds (Vision 2030 Encyclopedia).
